Job Description:

Monument Real Estate Services will be acquiring new multifamily apartment communities in the Greenville and Spartanburg area and are seeking experience Service Managers/ Maintenance Supervisors with 2 years of management experience with HVAC knowledge and elctrical and plumbing. Must be a hands on manager, with a can do resourceful attitude. Able to handle work orders and work alone autonomously. Must be able to work weekends and on call. Summary of Position: To provide maintenance skills, technical knowledge, and staff leadership at the property level. Maintain and improve the condition of the property and therefore enhance its financial position. Essential Duties and Responsibilities: Make ready administration 1. Coordinates scheduling of vacant units, including in-house and contracted activities. 2. Works with Community Manager and Leasing staff to ensure scheduling maximizes resident satisfaction and minimizes vacancy loss. 3. Conducts regular inspections and follow-up on all vacant apartments after move-out, during the make ready process, and after units are completed. 4. Inspects and approves workmanship quality of in-house and contracted personnel. Service request administration 1. Schedules and prioritizes all service requests optimizing resident satisfaction, staff skills and abilities, and preservation of the asset. 2. Ensures quality of work and timeliness of completion (24 hours or less). 3. Ensures proper documentation of all completed tickets, including emergencies and on call work. 4. Advises manager if contractors are needed basing decisions on cost, safety, skill sets, and/or regulatory concerns. Purchasing and inventory 1. Purchases supplies and services as needed utilizing approved vendors after receiving approvals and purchase orders from manager. 2. Maintains minimum inventory of supplies, keeping on hand no more than 30 days usage or emergency supplies. 3. Updates equipment and personal property inventories monthly and/or at time of purchase or disposal. 4. Regularly reviews budgets and monthly financial performance of repairs and maintenance categories and property overall. 5. Responsible for adherence to budget guidelines. 6. Maintain inventories of appliances and property specific items in apartment units including serial numbers. Personnel supervision and development 1. Schedules and supervises all maintenance technicians, groundskeepers, and housekeepers. 2. Monitors productivity of staff including minimizing labor costs. 3. Conducts performance reviews and disciplinary actions for maintenance staff in conjunction with manager. 4. Ensures staff has all knowledge and training necessary to productively and safely complete assigned tasks. 5. Completes on the job training as needed to upgrade skills of staff. Outsources training when necessary with permission of manager. 6. Schedules staff (including himself/herself)for 24 hour per day on-call emergency duties. Acts as back-up on call to provide technical information and advice. Safety administration 1. Maintains all safety standards including compliance with OSHA and other regulatory agency requirements. 2. Assists manager with periodic safety inspections of the property. 3. Supervises use of all safety equipment including personal safety devices. 4. Ensures key control systems are in place and properly used. 5. Maintains proper storage environments for supplies and chemicals 6. Ensures all shops and storage areas are secured at all times. 7. Reviews and complies with property specific state and local regulatory requirements. 1. Evaluate and monitor curb appeal on a daily basis. 2. Prepare and implement a comprehensive, property specific, preventative maintenance plan. 3. Monitor and document equipment warranties. 4. All other duties as assigned by the manager. Qualifications: 1. High school education 2. HVAC certification 3. Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry and general construction. 4. Effective communication and management skills 5. Customer service skills Physical Demands of the Position a. Medium work " frequently lifting, carrying, pushing or pulling 20-50 lbs. occasionally, 10-25 lbs. frequently or up to 10 lbs. constantly. b. Climbing " frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs or hands and arms. Body agility is important. Maintaining body equilibrium to prevent falling when walking, standing, or crouching. c. Stooping " frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. d. Kneeling " frequently bending legs at knees to come to rest on knee or knees. e. Crouching " frequently bending body downward and forward by bending legs and spine. f. Reaching " frequently extending hands(s) or arm(s) in any direction. g. Handling " frequently seizing, holding, grasping, turning or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or shift automobile gears. Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee is frequently exposed to fumes or airborne particles and outside weather conditions. The employee is occasionally exposed to risk of electrical shock.
